IT real estate

Real estate is becoming more and more IT.

A commercial building used to be about location, square metres and parking spaces. Today a tenant also asks: does the WiFi work on every floor? Is there fibre? Can I track my energy use? The digital quality of a building counts just as much as the bricks.

01. Why IT matters in real estate

Three reasons that are here to stay.

  • Work runs over the network. Video calls, working in the cloud and paying in a shop: without a good connection, everything stops.
  • Buildings are getting smart. Climate control, lighting, access and meters run on the network. They only work well if the digital foundation is right.
  • Sustainability needs data. Saving energy and reporting for ESG only works if you know where the energy goes.

02. IT real estate and sustainability

Smart energy use starts with the network.

A building can only use energy smartly if its systems talk to each other. Sensors see whether a room is empty. The climate system uses that information to heat less. Smart meters show where energy is lost.

All of this runs over the building network. Is that network weak, insecure or missing? Then the savings stay on paper.

03. What it means for you

For everyone in the property chain.

  • Owners: a building with a strong digital foundation is easier to let and ready for the next step in sustainability.
  • Tenants: you know in advance what you are renting and which investments are yours to make.
  • Investors: digital risks and the availability of energy data are clear before you buy.
  • Agents and valuers: you have a well-founded answer to questions about internet and sustainability.

04. The IT-Label makes it measurable

One code for digital quality.

How good is the IT in a building? You cannot see it from the outside. The IT-Label makes it visible in one code, from IT1+ (Premium) to IT5 (Shell).

A certified partner measures it on site, using a fixed method. We are certified to carry out audits, as an initiative of IT Label B.V., the organisation behind the IT-Label. We pay extra attention to smart systems and energy saving.

Frequently asked questions

Good to know.

What is IT real estate?

Real estate where the digital infrastructure determines an important part of the value: the internet connection, the cabling, the WiFi and the smart building systems.

Why does the digital foundation matter for sustainability?

Smart systems that save energy, such as sensors, smart meters and a building management system, work over the network. Without a good foundation they do not work, or not well.

How do I know how good the IT in my building is?

Start with the free sustainability scan for an indication. For a reliable picture there is the pre-inspection. You receive the official label after an IT-Label audit.

Is the IT-Label mandatory?

No, it is voluntary. The energy label is mandatory. The IT-Label shows what a building has to offer digitally.
